My wife and I moved into our new Simmons home in Stone Horse back in February.
To begin, Josh, one of the managers for Stone Horse, is great. Extremely friendly, knowledgeable, and was very helpful during the very early stages of building. He helped us think through practical decisions about lots and helped us choose the best floor plan.
Next, we visited the design studio and met with Anna. She was helpful when we designed our home. She helped us make practical decisions when it came to the house itself (colors, fixtures, etc.). There were a few disappointments when it came to upgrades. There are things that (to us) make more sense being included with the home, but are upgrades (ie. a garage door opener) and other things that are included but make more sense being upgrades (ie. landscaping, plants, and a tree in the front yard). Because of this, we weren't able to get everything we wanted in the home without going over the upgrade price limit.
The next step was to watch the house be built. Our slab was poured on November 4, 2016, and the home was fully completed on February 15, 2017. They told us around 90 days and they weren't lying. The build process is fun to watch, however, I would recommend driving by and doing your own walk-through every day if you can. There were small mistakes made that I discovered on my own and wouldn't have seen if I hadn't walked through. Our superintendent was Stefin. Anytime I found issues I would email him and within 24 hours he had responded and/or fixed the issue. He was very responsive and took ownership of the construction.
The last stage of the process before closing was to do our walk-through and orientation. Keith was the gentleman who met us at the house and walked us through. He explained different features of the house, energy saving features, appliances, etc. We inspected every inch of the home (interior and exterior) to mark off splotches on walls, chips in paint, and other imperfections that are fixed before closing. Although it took a few hours, Keith made it simple and he took detailed notes as we asked for specific things to be addressed and fixed. I was impressed with his professionalism and commitment to excellence.
Since moving in, we’ve really enjoyed the neighborhood. Even though there’s still a lot of construction going on, it’s mostly concluded for the day when we get home from work. They do work on Saturday mornings but it’s not too noisy. Our neighbors are very friendly!
There were a few issues we experienced during the whole process that explain my 4/5 star rating. First, we had the wrong backsplash installed three separate times before Simmons and their contractor (Carpet One) realized there was a model number error somewhere in the system. Luckily this took place before our final walkthrough and was fixed before we moved in. Next, our tile floors were damaged considerably while the cleaning crew cleaned the floors. This was fixed before closing as well but it was stressful at first. The biggest issue we ran into occurred not even an hour after moving in. My wife and I noticed that our plumbing was backed up. Toilets wouldn't flush, the tub and shower were backed up, etc. We immediately called Simmons' "emergency warranty" department (a 24/7 on-call department). We left a number of voicemails over an hour and a half period with no response. It took me texting Josh and emailing Keith to finally get a response 2 hours later (about 10pm). By then the woman supposedly on-call that evening called to apologize and said she was working to resolve our issue. Unfortunately, the plumbers weren't able to make it out until the next morning and after digging up the main sewer line in our backyard, found gobs and gobs of paper towels that must've been flushed down the toilets during construction.
Overall we would highly recommend Simmons if you are looking to build a home! Other than the concerns I addressed, we are very pleased with our new home!
